Every major Texas metro takes longer to go pending than the national benchmark, Austin and San Antonio by more than half again at 82 days against 53.

For most buyers that is a sellers' problem. For a physician relocating on a fixed start date it is a genuine benefit: time to visit, time to compare neighbourhoods, time to get the file right rather than making an offer from a hotel room in week one.

It also changes what the pre-start closing window is for. A physician programme can allow closing up to 150 days before an attending start date, against Fannie Mae B3-3.3-03's 90. The 2026 conforming limit is $832,750, and Austin — the most expensive major Texas metro — has a typical value of $417,977. That is roughly half.
