Which degrees qualify, and who decides

The eligible-degree list comes from a lender document, not a public rule, which is why it is so often repeated wrongly.

★ The guide decides, not Texas

Not the Texas Medical Board, not the Texas State Board of Dental Examiners, not the Board of Nursing. Those govern your licence; they have nothing to do with which mortgage products you can use.

This matters because most wrong information in this category comes from treating a lender's list as though it were a public rule. The honest framing: the list above is what this guide says today, and a different lender's guide may answer differently.

What we do not advise on

We are lenders. Licensure, scope of practice, visa and immigration status, and residency-contract terms are questions for your board, your employer and where relevant an attorney. What we can tell you is how the file underwrites once those are settled.

What the file needs

  • Evidence of the credential the programme is written on.
  • Employment documentation — and for a trainee buying ahead of a start date, a signed contract is what the 150-day window runs from. Detail.
  • Student loan documentation showing the actual scheduled payment, which in Texas is usually what decides the price you can reach. Detail.

The professions people ask about

CRNA · Dentists. In both cases the rule is the same: the guide decides, Texas does not, and nobody should assume eligibility from a web page without checking the current guide.

One Texas-specific note: the state's Mental Health Professional Loan Repayment Program added professions to eligibility beginning fiscal year 2026. That is a separate state programme with its own list and has no bearing on mortgage eligibility. Detail.

Frequently asked questions

Which degrees qualify for a physician loan in Texas?

MD, DO, DDS, DMD, DPM, OD, PharmD, DVM and CRNA under the Sequoia Medical Professionals Program guide version 1.1, effective March 2, 2026. Residents and fellows qualify alongside attending physicians.

Does a Texas licensing board decide physician loan eligibility?

No. Eligibility comes from the lender's programme guide. Texas licensing boards govern licensure and scope of practice, not which mortgage products a borrower can use.

Do CRNAs qualify for a physician loan in Texas?

CRNA is on the eligible-degree list in the Sequoia Medical Professionals Program guide, alongside MD, DO, DDS, DMD, DPM, OD, PharmD and DVM.
