CRNA mortgages in Texas
Program and regulatory figures verified October 5, 2026. Details change; confirm your scenario with us.
CRNAs are routinely told physician loans exclude them. On this programme guide they are on the list, and in Texas that matters for one specific reason.
The eligibility position
CRNA appears on the eligible-degree list in the Sequoia Medical Professionals Program guide, v1.1, effective March 2, 2026, alongside MD, DO, DDS, DMD, DPM, OD, PharmD and DVM.
★ The caveat runs both ways: eligibility comes from the programme guide, not from the Texas Board of Nursing, and a different lender's guide may answer differently. The right question is never "do CRNAs qualify" in the abstract but "does this guide, in this version, include CRNA." Today it does. The full list.
★ Why this matters specifically in Texas
Because the houses are cheap and the debt is not.
| Metro | Typical value |
|---|---|
| San Antonio | $276,747 |
| Houston | $305,001 |
| Dallas | $360,437 |
| Austin | $417,977 |
Every one is far under the $832,750 conforming limit, so loan size is a non-issue. What ends files is the training balance: 1% of a $300,000 balance is $3,000 a month under Fannie Mae B3-6-05 — more than the typical San Antonio house costs per year at many price points.
A physician programme can use the documented income-driven payment instead. For a CRNA with strong income and heavy training debt, that single difference usually decides the file. The arithmetic.
What you get
- Up to 100% financing, no monthly PMI, 5%-down options, to $2M.
- Student debt at your documented income-driven payment.
- Up to 150 days pre-start closing on a signed contract, against Fannie Mae B3-3.3-03's 90 — useful for relocating into a Texas post.
Texas loan repayment
Texas runs loan repayment through THECB for physicians and for mental health professionals. Whether a CRNA falls within either is a question for THECB, not something we will guess at — particularly since the agency publishes no programme page for either, checked 2026-10-05.
What is worth knowing: the July 2026 State Auditor report found the Board "inappropriately denied applicants who may have been eligible for prorated awards," and prorated awards are exactly what a clinician working under 32 hours of direct patient care a week would apply for. The audit.
What we do not advise on
We are lenders. Licensure, scope of practice, supervision rules and credentialling belong to your board and your employer. How the file underwrites once those are settled is ours. Send us the scenario.
Frequently asked questions
Do CRNAs qualify for a physician loan in Texas?
CRNA is on the eligible-degree list in the Sequoia Medical Professionals Program guide version 1.1, effective March 2, 2026, alongside MD, DO, DDS, DMD, DPM, OD, PharmD and DVM. Eligibility is set by the programme guide rather than by the Texas Board of Nursing. Why does student debt matter so much for Texas CRNAs?
Because Texas housing is affordable and training debt is not. Every major metro sits far below the $832,750 conforming limit, so loan size is not the constraint, while a $300,000 balance counts as $3,000 a month on conventional financing under Fannie Mae B3-6-05.Can a CRNA get Texas loan repayment?
That is a question for the Texas Higher Education Coordinating Board, which runs the physician and mental health loan repayment programmes. The agency publishes no programme page for either as of 2026-10-05, and the July 2026 State Auditor report found it wrongly denied some applicants eligible for prorated awards.Mike Certo · NMLS #260555 · Cornerstone First Mortgage NMLS #173855 · Equal Housing Lender.
