Who writes this, and what we left out on purpose
Program and regulatory figures verified October 5, 2026. Details change; confirm your scenario with us.
A short page about method, and about two numbers that are on every other Texas page and are not on this one.
Where the numbers come from
| Source | Date | What it governs |
|---|---|---|
| Texas State Auditor, report 26-032 | July 2026 | Appropriations, awards paid, audit findings, the 32-hour rule |
| ACGME Data Resource Book | AY 2024-2025 | Programme and resident counts |
| THECB | checked 2026-10-05 | Rural Resident Physician Program; absence of programme pages |
| Texas Legislature bill history | checked 2026-10-05 | SB 998 status |
| FHFA | 2026 | Conforming limit |
| Zillow Research | as of 2026-08-31 | Typical values and days to pending |
| Sequoia Medical Professionals Program guide | v1.1, eff. 2026-03-02 | Programme terms and eligible degrees |
★ The two numbers we refused to publish
A maximum loan-repayment award. Other pages state one. We could not read it in a current primary source: the Legislative Budget Board's issue brief on the programme is dated April 2013, and the Coordinating Board's own audit document is from 2018. A figure from a 2013 brief is not a current figure, so there is no maximum award on this site.
"$180,000 under S.B. 998." Widely repeated, and it does not reflect enacted law. We checked the bill history: S.B. 998 of the 89th Legislature is "Relating to the creation of the Alzheimer's Prevention and Research Institute of Texas," last acted on by referral to the Finance committee in its introduced form. S.B. 998 of the 88th Legislature concerns opioid overdose training for certain alcoholic beverage permit holders. Neither raises a physician loan-repayment cap.
A bill summary of introduced legislation is not current law. That is the whole reason the check exists.
What else we leave off
Institutional residency counts for systems that do not publish one. The state-level ACGME figures carry those pages instead.
Rates, APRs and payment figures. None anywhere.
Promises about the outcome. Physician loans are underwritten with lender overlays, so no page here says an approval is certain or a profession automatically accepted.
Licensure, visa, immigration and residency-contract advice. We are lenders.
Any claim that the Texas programmes have ended. They have not — the July 2026 audit shows them paying awards. What we report is narrower and checkable: THECB publishes no programme page for either, verified across all 698 URLs in all 12 of its sitemaps on 2026-10-05.
Why every figure carries a date
Because this category's facts expire quietly. A 2013 brief still reads as authoritative. An introduced bill still reads like law. Neither announces that it is out of date, which is why the date is checked before the source is trusted. The clearest example.
Frequently asked questions
Who runs this Texas physician loan site?
Mike Certo, Branch Manager at Cornerstone First Mortgage, NMLS #260555, company NMLS #173855. The site covers Texas statewide. Why is there no maximum Texas loan repayment award on this site?
Because no current primary source could be verified. The Legislative Budget Board issue brief on the programme is dated April 2013 and the Coordinating Board's own audit document is from 2018, so neither supports a current figure. Is the Texas physician loan repayment maximum $180,000?
That figure traces to an introduced bill rather than enacted law. Senate Bill 998 of the 89th Legislature concerns an Alzheimer's prevention and research institute and was last acted on by referral to committee in its introduced form; Senate Bill 998 of the 88th Legislature concerns opioid overdose training for alcoholic beverage permit holders.Mike Certo · NMLS #260555 · Cornerstone First Mortgage NMLS #173855 · Equal Housing Lender.
